Pedlars
A bespoke greenbelt home in Luton designed to meet unique accessibility needs, featuring a hydrotherapy pool, sensory garden and custom made play areas.

The brief
This project involved the creation of a bespoke home for a young person with additional needs and their family on a greenbelt site in Luton. The property needed to meet specific accessibility requirements, including a hydrotherapy pool, sensory garden, and soft play area, whilst adhering to strict planning regulations.
Our solution
March Construction worked alongside a competent team of architects, planners and the family’s representatives to deliver a home that balanced functionality with thoughtful design. Highlights included:
- Retaining heritage elements: Preserved a portion of the original structure to meet planning requirements while seamlessly integrating it into the larger build.
- Complex landscaping: Designed and constructed outdoor spaces with accessible gradients, a walled sensory garden and sustainable drainage systems.
Custom features: Built bespoke elements, including a hydrotherapy suite and a six-metre-diameter domed temple, reflecting the family’s unique needs and preferences.
The outcome
The finished home is a spacious, highly functional property that meets the child’s specific needs while providing comfort and enjoyment for the whole family. The project’s scale and complexity underscore March Construction’s ability to manage bespoke builds with technical challenges and diverse stakeholder input.
